Lenders Mortgage Insurance (LMI) explained

LMI is required when your deposit is less than 20% of the purchase price (LVR above 80%). It protects the lender โ€” not you โ€” if you default on the loan. Premiums are a percentage of the loan amount and rise steeply above 90% LVR; they can typically be capitalised into the loan balance. Principal & Interest vs Interest Only

With a Principal & Interest loan, each repayment reduces both the interest and the principal โ€” the loan is fully repaid at the end of the term. With an Interest Only loan, repayments cover only the interest; the principal is unchanged and must be repaid or refinanced when the IO period ends. IO loans have lower short-term repayments but significantly higher total interest over the life of the loan.

Buying property in New Zealand

New Zealand has no stamp duty, keeping upfront costs lower than in Australia.
